India Building, Liverpool [Hawksmoor]

Project Objectives:

• Major Structural Modifications: Create new structural openings in floors and walls for the installation of staircases and lifts.
• Restore historic steel glazing windows and roof lanterns.
• Fire compartmentation.
• New M&E services and plant room.
• Ensure all works adhered to heritage preservation standards and architectural guidelines.
• Maintaining Structural Integrity: Ensuring the building’s structural stability during the creation of new openings for stairs and lifts.
• Historical Preservation: Restoring historic features without compromising their authenticity.
• Coordination with Heritage Authorities: Aligning the restoration and structural work with the requirements set by Heritage England and the project’s Architect.

Project Overview:

The India Buildings, a prestigious Grade II listed property, underwent extensive landlord building works to prepare for the fit-out of the new Hawksmoor Restaurant. The project was commissioned by Legal & General and involved significant structural alterations and restoration works to accommodate the tenant’s requirements while preserving the historical integrity of the building.
