This Grade II listed property, a former office, had been left abandoned for many years and had fallen into significant disrepair. The objective of this project was to transform the run-down building into a comfortable hotel/respite centre for children from ‘out of area’ receiving treatment for cancer at Christies. The intention was to provide a modern high quality, comfortable environment to where the child and parents could return at the end of treatment session to relax and prepare for the next day’s treatment.

Following the commencement of our works, we identified the following additional works that were needed urgently to prevent further deterioration of the building’s fabric and structure.

Tanking to the basement to prevent water ingress;

Additional structural works to reinforce the deteriorating structure;

The replacement and strengthening of many roof timbers.

In addition, many more finishes required replacement than was previously thought and the specifications of some finish materials were upgraded to better suit the environment.

Description of works:

This property, from the late Georgian period, had many of the fine and key features of that era. Rooms had magnificent ceiling covings, bespoke tall skirtings and mouldings; all of which we had to salvage. Where this wasn’t possible, we replicated the features combining them with modern expectations of quality and finish. This related to most of the timber works within our area of works.

The windows in the building were the original timber sliding sash type. As most were in a very poor state of repair, we had to manufacture new timber sliding sash windows, which matched the originals exactly.
