Project Scope and Objectives:

The Edge Lane redevelopment was designed to enhance the retail park’s commercial viability and operational capacity. The main components of the project included:

Asbestos Removal and Demolition:

The existing retail park contained three commercial units that were earmarked for demolition. Prior to demolition, a thorough asbestos survey was carried out, identifying the need for safe removal. All hazardous materials were removed in compliance with health and safety regulations to prevent contamination and ensure the safety of both workers and the public.

New Construction:

The demolition made way for a new, single-storey, steel portal frame structure. The new unit was designed to provide versatile storage and commercial space, suitable for a variety of tenants. This included an efficient layout, with ample loading and unloading areas, meeting modern requirements for commercial and retail spaces.

Site Preparation:

A key part of the redevelopment involved reducing the overall land levels to make way for a new car park. This required careful earthworks and grading to ensure the site met the necessary elevations for drainage and structural integrity. The works also included the installation of new drainage systems and foundations to support the new commercial and storage units.

Road Access and Infrastructure:

New road access was created from Edge Lane, one of Liverpool’s key thoroughfares. This involved upgrading the highway to accommodate the increased traffic flow resulting from the expanded retail park. The works included road widening, installation of traffic signals, and modifications to the existing junction to ensure smooth traffic movement in and out of the site.

Additionally, new utilities were installed, including water, electricity, and sewerage connections, ensuring that the new units had all the necessary services. The installation was carried out with minimal disruption to surrounding areas, carefully coordinating with local utility providers.

Car Park and Service Yard:

A large car park was designed and installed to provide sufficient parking for the expanded retail park. This included both visitor parking and staff parking, strategically located for easy access to the new units.

A service yard with hard standing was also created, offering tenants designated areas for deliveries and operational activities. The hardstanding provided a durable surface that can withstand heavy vehicle traffic and loading operations.

Project Phases:

The project was broken down into two distinct phases to minimize disruption to the retail park and ensure that parts of the site could be used for ongoing operations. This phased approach allowed for continuous activity and ensured that the client could begin using parts of the site before the full completion.
